Concrete is an excellent building material, but it is not perfect. Every commercial building or condominium in Southwest Florida has some sort of concrete structure in place.

Historically there have only been two reasons you might need to REroof in Florida:

  1. Your roof has reached its useful life and is leaking repeatedly
  2. You simply want to change or upgrade your roof for aesthetic reasons

Nowadays Floridians have a 3rd reason to REroof…our insurance companies are demanding roof replacement on any roof that is older than 15 years! That’s right, only 15 year old roofs! WHY?

They are simply protecting themselves. You see, insurance companies know that 15 year old roofs are not installed to current code requirements. They are claiming that your roof could blow off in a wind event (e.g. Hurricane Charley in 2004) if it is not installed to current code.

You will need to do the math on whether REroofing is financially feasible. If your carrier is giving you grief about the age of your roof, let us know. We will try to REason with them!

This is one of the major frustrations that we regularly hear from condo managers and owners of commercial buildings that we work with, and with good reason!

Think about it. Each condo manager is responsible for the happiness of each of her tenants. All too often when contractors don’t take the time to clean up after themselves, condo owners get upset when they have to walk past rubble during demolition and construction. Then they complain to the management.

And what customer who goes to a shopping plaza likes to inhale dust and look at rubble strewn all over the place? When customers stop shopping, business owners lose money, and the building owner gets an earful.

Then there’s the issue of sub-contractors

If you manage a commercial building in Florida (such as a school, hospital, library, shopping plaza, condo complex, etc)  you’ve most likely hired a contractor for construction or repair work at one time or another.

All too often contractors either don’t have enough man-power or they simply aren’t talented enough to handle different scopes of work. While they may excel in general restoration, they might not have anyone who can repair concrete.

In addition, j’ever notice that the contractor that you hired understands the importance of keeping the grounds clean and free of rubble. But that subcontractor that he hired didn’t get the memo? Ever happen to you?

Commercial Roofing Contractors in Naples Restore Iconic Building Built in 1966

Hey there! It’s good to chat with you once again after a brief sabbatical. I believe it was the Four Horsemen who said back in 1991 that “Roofin’ is ma business, and business is GOOD!” Hahaha! Well, maybe those weren’t the exact lyrics, but they’re pretty close. ;) Long story short, we’re BUSY!

Happy New Year from West Coast Florida EnterprisesOh before I forget, Happy New Year (is it too late to say that?) to you, your family, and friends from all of us at West Coast Florida Enterprises, Collier County Roofing, and Structural Injection Systems.

Hopefully you had a prosperous 2012, fun-filled holidays, and enjoying 2013 so far. We certainly are!

We’ve been busy writing a new eBook (although it’s not the one we told you about before) and it’s all about the 8 “RE’s” of our business. I’m sure you’ve probably got a confused look on your face but I assure you, it’ll all make sense to you once the eBook debuts.

Also in the works is an old iconic building, built in 1966, that we’ve been working on for a couple of months now. It was originally a “Wine ’em and Dine ’em” spot for out of state investors.

The locals would fly them in to the local airports (either radio road or the Wing Air Park on Rattlesnake Hammock) and fly them around looking at land. Then they would put them up in this building and show them a good time.

It’s located near the corner of Golden Gate Parkway and 951 (4110 Golden Gate Pkwy), in front of the Golden Gate Country Club and Hotel. The latest occupant to the building was a nightclub called J.D. Jags. But now it’s owned by LEMAC, LLC.

At first, it was intended to become the Collier Banquet Center. But now it appears that “it could be anything” according to project manager, Ken Egan.

Anyway, we’ve been doing a ton of work on the place. I could tell you all of the things that we’ve done in order to restore this building, but I’ll let the pictures do all of the talking after the break.

If you’ve ever had a brand new house made of concrete constructed on your property, you probably noticed cracks in your exterior walls a few months after completion. These cracks develop because of the settling of concrete in your walls and foundation.

If these cracks are not fixed or neglected, over time they become larger due to the earth’s natural heating and cooling cycles. As you know, heat causes objects to expand while cold temperatures cause objects to contract. And although Southwest Florida rarely sees freezing temperatures, on occasion it has happened.

When water seeps into a crack and freezes, it produces a tremendous amount of force which causes the cracks to widen even further. That’s why you’ll find that many roads up in the northern states need to repaved after a long, hard winter.

Cracks left in walls, columns, or foundations for too long can become havens for pests, mold, and can be structurally unsound. So if you’ve been searching for:

A few weeks back in late August, Tropical Storm Isaac brushed by Southwest Florida and while the media hyped it up as a storm with potentially serious implications (after all, Collier County residents were even encouraged to voluntarily evacuate their homes), all we wound up receiving here in Southwest Florida was a few wind gusts, gray skies, and some rain. Certainly nothing to write home about.

But that’s not to say that there weren’t some folks whose homes had sustained some damage. Although this storm was no Charlie (a CAT-4 hurricane back in 2004 that pummeled the SW coast of Florida), wind gusts of 30 mph or more can put some stress on older roofs. Wind gusts like that can loosen shingles, tiles, and if they’re strong enough, they can even lift the entire roof!

While I don’t think we had any wind gusts that were strong enough to lift any of the local roofs in the area (at least none that I’ve heard of), I’m sure there are a few home owners that have a new water stain on their ceiling that wasn’t there before.
